The Fine Print

    • Complimentary services available for guests, including arrangement of Airport Transfers, Ski Lift Tickets, Ski Lessons, Ski Gear Rental, Non-Ski Activities, Car Hire, and In-Accommodation Catering with our Guest Experience Team.

    • Complimentary in-resort shuttle transfers between the Hirafu Welcome Center and accommodation upon guests’ arrival and departure during Winter season. Guests transfer details (bus company and number, number of passengers and estimated arrival/departure time) must be furnished to our Guest Experience team at least 1 month prior to arrival date and may be subject to availability. If details are provided less than 1 month, transfers will not be available.

    • Scheduled shuttle service available in winter for pick-up / drop-off to the Hirafu Welcome Centre and to the ski lifts in Hirafu.

    • Shuttle Bus: Winter Only (Peak Schedule | Off-Peak Schedule)

    • Breakfast (Open year round, blackout dates may apply) 6:30-21:45 (LO 21:30) - Dine in only

    • Check-in: 3 PM

      • Copies of passports and credit card details for security deposit are required at check-in.

    • Check-out: 10 AM

      • All luggage and personal belongings must be removed from rooms by the check-out time.

      • No late check-out is permitted during Peak Season. There will be a late check-out fee of JPY 15,000 for a check-out not later than 12 PM and a full nightly charge for check-out after 12 PM.

      • In case of an early departure before reception hours of 7 AM, guests must check-out at reception the evening prior to their departure day. Room keys may be left on the kitchen bench and the front door of the apartment closed.

    • Early check-in/late check-out requests will be subject to availability on arrival/departure to the property. Luggage storage is available at the property.

    • No cots or futons are permitted in Always Niseko.

    • Maximum 2 persons for all Standard Rooms, and 4 persons for the Suites.

    • Bedding may be flexible in the accommodation, but varies bedroom to bedroom.

    • Bedding will be arranged in the standard bedding configuration (twin bedding) unless specified otherwise in writing to guestexperience@theluxenomad.com at least 14 days prior to arrival date.

    • Where bedding configuration is not supplied within the required time-frame or is incorrect on check-in and needs to be changed, an amendment fee will be charged.

    • Service clean every 2nd day

    • Service Clean: Includes light clean of bathroom sink and toilet, replacement of towels, bed making, and garbage removal

    • Mid clean every 4th day for stay over 5 nights

    • Mid Clean: Includes all the above plus change of linen & vacuum-cleaning of room

    • Extra cleaning is available on request at additional charge; advance booking is required at least 2 weeks prior to arrival date. Please contact our Guest Experience team for more details.

    • Guests accept responsibility for damage to the property, the room (including common areas), fittings, furniture, keys and other properties caused during their occupation, including any consequential losses incurred.

    • No smoking is allowed in the property (includes balcony areas). Guests who smoke will be liable to pay a JPY 50,000 fine and additional damage charges may apply to compensate later guests who are affected by the smell of smoking or the owner of the property for bookings that need to be relocated to a different property.

    • No pets are allowed at any accommodation, either inside, outside or remaining in vehicles parked at the accommodation.

    • Parking is very limited where availability is on a first come first served basis and cannot be guaranteed during the winter season. Guests should submit request in advance.
